Where To Begin?

When purchasing property, several questions need to be answered before signing on the dotted line. Your real estate agent should be able to provide you with the majority of the answers. However, if he/she can't then locate your planning/zoning commission and talk with them. They should be able to help you.

When you choose to purchase a modular through Structural Modulars, the first thing we do is partner you with one of our approved builders.  Your builder will become your main point of contact, your resource for answering all kinds of questions from purchasing land, obtaining a loan, to the style of home you want.  As for the land you want to buy, the foundation work and site-prep along with finishing your home is taken care of by your builder. 



Why is the land for sale?

You may see a diamond, but it could just be a cubic zirconia.  Always request from the seller history of the property and what used to be there.

  • Are there any liens?
  • How is it zoned?
  • Who will obtain the mineral rights?
  • What are the conditions of the property?



Can you build on it?

Unfortunately, there is property for sale that has too many checks against it to ever build a structure.  

  • Has it passed a perc test?
  • Is there access to public utilities?
  • Is is in a flood zone?
  • What is the topography like?

how are the neighbors?

If you are building in an area that is zoned "mixed-use," it is crucial to think about what could potentially be there ten years from now.

  • What do the surrounding properties look like?
  • Is there road access or will you have to cross over someone's property?
  • Has someone been using it for a dumping ground of old appliances, cars, paint cans, etc.?
